Signs That You Might Need a New Roof

How do you know when it is time to replace your roof? Replacing a roof is a fairly hefty expense and homeowners often put it off for as long as possible.  But your roof protects your home, your family, and your belongings and is a very important investment. That’s why annual inspections and regular maintenance are so important. Before calling a roofing contractor there are some signs you may notice that indicate it is time to replace your roof:

  1. Damaged Shingles:Shingles that are curling up generally indicate that a roof has reached the end of its life.  This is because it is easiest for shingles to curl when they have lost most of their granules. You may notice large amounts of granules in your gutters. Loss of granules can happen gradually over time due to the fact that your roof is always exposed to the elements or it can happen quickly with repeated severe storms and weather.
  2. Water stains on interior ceilings and walls:These result from leaks in the roof, but don’t assume those leaks drip straight down. Water can travel showing signs of the leak on the inside where it may not necessary line up with the damage outside. Your roofing contractor will know how and where to look for the source.
  3. Sags or dips in the roof: These areas in the roof that are warped, sunken in, or dipping below other areas are often signs of rotten wood. Rotten wood anywhere on your roof or along the outer edges of your roof is a good indication that your roof is failing.
  4. Loose or missing flashing:Flashing seals the space between your roof and your vents, chimneys, and walls, designed to keep water from seeping in at the seams. This flashing can become damaged, loose, or rusted, allowing water to penetrate the roofing system and cause damage to your decking or the interior of your home.
